What are Eco Cabins?
The Point cabins are designed by one of the world’s leading eco-lodge architects and constructed off-site to the highest possible specification in the most sustainable way. Their construction uses no concrete, so their carbon footprint is negligible compared to a brick-and-mortar house. The cabins are delivered in modules, craned onto strip footings, and assembled on-site.
What is the license?
The project is covered by the Mobile Home and Caravan Act, which means that you purchase the cabin and a license to occupy the plot. Rather than acquiring a lease or a freehold, you acquire the cabin with a 90-year license to keep it on the plot, which is set in a 4-acre landscaped gated retreat with access restricted to the owners.
What is the license agreement?
The licence agreement stipulates the terms of the licence and sets out the owner's and The Point’s respective responsibilities.
Why don’t I pay stamp duty, conveyancing fees or council tax?
We will send you a purchase contract and a license agreement to keep your cabin on our land, so no stamp duty is due. No conveyancing is required, which is a further saving. This structure also means that owners are not liable for council tax.
What is the ground rent?
As an owner, you will pay an annual ground rent of £8,000. This includes many of the bills you would pay separately when owning a property, such as water and sewerage, broadband to your property, removal of waste and recycling and grounds maintenance, including all areas immediately surrounding the cabin. So, this is a holiday home with no gardening to worry about. Our maintenance team will also perform twice monthly security checks. In addition, owners have complimentary access to The Point Health Club and two full golf memberships. Owners can also book classes, Padel and tennis courts for a fee.
What else do I need to pay?
As the ground rates include most charges, the only bills owners must pay are home insurance, electricity (supplied by us, metered at your cabin) and a share of the rates applicable to the resort. We estimate the rates to be no higher than £500 p/a.
What building maintenance is required?
The cabins will be low-maintenance; the cladding will need some “creaming” every 3-5 years. The green roof will need an annual visit to weed and fertilise. Owners have access to our expert in-house maintenance team, who can quote for any work required.
Have I got access to housekeeping services?
Our team of housekeepers can look after your cabin for a charge (this is subject to availability on busy changeover days).
What happens when the licence comes to an end?
Typically, licences are renegotiated and extended.
Can we extend the licence?
There are formulae for extending licenses throughout the tenure. You can discuss options with the team.
Who looks after the grounds?
The Point maintenance and gardening team will be looking after the grounds.
Can I sell my Cabin?
Absolutely. You own it in full, just like your house or car.
Will the cabin go up in value over time?
While no one can guarantee that house prices in the South West will continue to rise as they have in the past few years, your cabin is in one of Cornwall’s most popular tourist areas. It is close to Rock and Polzeath, stunning beaches, golf courses, and the culinary centre of Padstow. The cabins are designed to last 90 years + with regular maintenance, longer than many new-build houses.
What if something goes wrong with the cabin in the first five years?
The cabins come with a 5-year building warranty and individual product warranties. We have ensured the cabins are built to the highest specification, but if something goes wrong within the first five years of ownership, we will rectify it fully.
Can we rent the cabin out to 3rd parties?
Yes, you can rent the cabins out through our lettings business called The Point Holidays. They have years of experience, a dedicated holiday website and a local team looking after approximately 100 properties locally with over 1.500 guest bookings / 11.000 guest days per year.
