A Natural Oasis of Biodiversity and Tranquillity
At Koto at The Point, sustainability is not just a buzzword; it's a core principle embedded in every aspect of our cabin designs. We are committed to reducing environmental impact while providing a luxurious and comfortable living experience. Here's how we prioritise sustainability:
The Landscape: The project and planning process has been subject to strict Biodiversity Net Gain (BNG) criteria to satisfy planning conditions. We have commissioned Cornwall-based landscape designer Darren Hawkes to transform an old airstrip into an interesting landscape enriched with shrubs, trees and an attenuation pond.
Three curved walls, totalling 400 metres, will be made of Cornish stone, part of which will separate the site from the road. The main walls will snake through the spine of the landscape, creating pockets of privacy and stunning views. The top of these walls will be seeded with a grass and wildflower mix. Stone walls also welcome bugs, birds, and bees. The boundary hedgerows will be left undisturbed.
We will plant over 140 indigenous trees and bushes throughout the site. The planting immediately around the cabins will include a selection of grasses and flowers known to thrive in the area. The external lighting is designed to minimise light pollution and disruption to wildlife at night.
Eco-Friendly Materials: Our cabins are constructed almost entirely from sustainably sourced timbers, with materials sourced from FSC-certified forests. This minimises our buildings' carbon footprint and supports responsible forestry practices.
Thoughtful Design: We integrate thoughtful design principles to maximise energy efficiency and minimise waste. From the orientation of our cabins to optimising natural light and airflow to using passive heating and cooling techniques, every aspect of our design is carefully considered to reduce energy consumption.
Carbon Capture: Timber construction actively captures carbon dioxide in the fabric of our buildings, helping to mitigate the effects of climate change. By choosing timber as our primary building material, we contribute to carbon sequestration and promote the use of renewable resources.
Energy-Efficient Systems: Our cabins have energy-efficient systems to minimise energy consumption. These include high-performance insulation, double-glazed windows, and the FlexTherm Eco Water Heating system, which provides a sustainable hot water supply without relying on fossil fuels.
Green Roof Technology: Our cabins feature green roofs, which provide additional insulation and contribute to biodiversity and habitat creation. Green roofs also help mitigate the urban heat island effect, improve air quality, and reduce stormwater runoff, making them an environmentally friendly choice.
Minimal Maintenance: We design our cabins to require minimal maintenance, reducing the need for resources and energy over their lifespan. Our cabins are built to last, using durable materials and careful attention to detail, ensuring long-term sustainability and durability.
